Concrete Floor Polishing

Polished cement/ concrete floor become trend for new homes, shop lot/ cafe, even for factory.

For home:

If the house design is go for natural finish, which you not planning to paint the wall and ceiling, you didnt plan to do tiling or other finishes for the floor, you might go for polished cement floor. This is like flooring for the Kampung house at olden days, last time, you might need to walk on the floor for more than 5 years, to get a smooth and shining finish for the floor, but now, with cement floor polishing, you can easily achieve the smooth and shining finish immediate after polish. The polishing work will make the floor smooth and shining only. The floor color will all base on your concrete/ cement floor.

If you would like to know how your cement floor looks like after polishing, you might pour some water on the floor, and what you see will be what the outcome of the floor.

Polishing work will not affect the floor crack or color different. And it cannot change the condition of floor crack or color different. But If your cement floor is flat enough, then after polishing, you can have a fully shine floor. If the leveling done is not level, then you might see some small pocket of cement not polish and some area you will see sand aggregate, some area see grey cement, some area lower still rough. Our polishing machine is 16″ in diameter, so any pocket smaller than that will not able to level…as we cut too much, you sand may start to come out.

Overall, cement floor polishing is one type of good flooring for easy maintenace, but please remember, shining finish not equal to water proof. If you pour some coffee on the floor, cement floor will absorb it and show darker color.

For office and Shop lot:

If you are renting the unit and you might return the unit after 3 year etc, then cement flooring is one of the best choice, because it can save your problem when returning the office, usually landlord will request client to return the office as what they rent, if you put other flooring, when you leave, you might need to spend some money to make it back to original. If you remain polish cement floor, then you can do nothing when you return it.

A lot of cafe at Kuala Lumpur start using cement finish as their flooring. It is because it looks good and easy maintain. But for Petaling Jaya area, you might need to check if the local authority allow to do so, as what we know from some of the cafe owner, PJ area still not allow to have cement floor for hygiene reason.

But for office, usually will go for laminate flooring, vinyl flooring, carpet and some may tile the floor. You might need to choose your floor base on work environment. If you are having meeting room, you might choose to have carpet floor. For manager room, may go for vinyl floor and for public area or pantry, you can consider cement floor.

For Factory:

In the past 10 -20 years, when talk about factory floor, you might think of epoxy flooring…not other than that. May be is because it is a trend for last time. and it is requested by local authority because request dust free environment. But Epoxy flooring start generate problem for user, if you choose the wrong type of finishing. In the market, there are 2 type of epoxy flooring with is (1) paint a thin layer on top of cement flooring; (2) self leveling epoxy flooring. If you choose the second option, then you may be less problem and headache as it is around 2-3 mm and quite strong for forklift or trolley to move around. If your existing floor is the option (1), you may have repeated it every 2-3 years due to the epoxy paint start damage, peel off, and not lasting. And you might repeat this step for few time in the past 10 years.

The new trend now is to remain your concrete flooring, without epoxy paint, grind to smooth and shining, apply hardener, then you can have the floor use for longer time without worried the finishing peel off. The strength of the floor is base on your concrete floor, if you have grade 25-30 for the flooring, your floor basically is strong enough. And smooth surface is good for forklift or trolley to move around.

And the maintenance needed is just wipe your floor every week. you dont need to paint the floor again and again every few years which not only save your time and also save your money. We have did some factory in KL or Penang which having problem with epoxy and now with polished concrete floor, have save them a lot of issue.
